Boerum Hill penthouse tops Brooklyn luxury market with $6.9M contract

The top-floor duplex penthouse at 17 Bergen Street in Boerum Hill was the highest-priced property to enter contract in Brooklyn’s luxury real estate market last week, according to Compass’ weekly report on contracts signed for homes asking at least $2 million between October 13 and October 19. Nineteen homes were included in the report—nine condos and ten houses—with a combined last asking price of more than $62 million, which represents a decrease from the previous week’s total of $79 million across 24 contracts.

The penthouse is part of a four-unit condominium project developed over a decade ago. Sponsors Hestor and Elizabeth Dominguez retained ownership of the units after the building was declared effective in 2012. During the financial crisis in 2008, they initially listed the non-penthouse units but later withdrew them until September of this year. Two other units are also currently under contract, each with asking prices nearly double what they were listed for in 2009.

Measuring over 3,800 square feet, the penthouse features five bedrooms and four bathrooms. It includes three private terraces and a roof deck equipped with an automatic irrigation system. Each floor can be accessed via a keyed elevator. The primary suite has a walk-in closet, south-facing terrace, and an ensuite bathroom with both a stand-alone tub and double shower.

The second most expensive contract signed last week was for a townhouse at 339 Clinton Street in Cobble Hill with an asking price of $5.7 million. The property spans approximately 4,000 square feet with seven bedrooms and five bathrooms. Lindsey Branca, owner of residential restoration firm Branca & Co., is selling the home; she purchased it in 2020 for $3.8 million after previously working at her family’s New Jersey-based commercial real estate business.

Last week’s group of homes that went into contract had a median asking price of $2.7 million and an average price per square foot recorded at $1,322.
