Brooklyn Heights townhouse leads luxury contracts with $8.9M asking price

A Brooklyn Heights townhouse, originally built in the 1850s and renovated with a mid-century modern design, led Brooklyn’s luxury real estate contracts last week. The property at 52 Sidney Place was listed for $8.9 million and was among 21 high-end homes to go into contract between January 26 and January 31, according to Compass’ weekly report.

During this period, Brooklyn saw a total contract volume of $69 million for properties asking at least $2 million. This figure matches the previous week’s performance when 20 deals were signed for the same total value. Of the contracts signed last week, thirteen were condos, two were co-ops, and six were townhouses.

The top property spans nearly 5,300 square feet and is 22 feet wide. It features seven bedrooms and four full bathrooms across four floors. After an initial renovation in 1962, it underwent another full renovation in 2010. The house includes a Japanese-inspired garden and a full roof deck. Public records show that the seller acquired the home for just over $2.6 million. Corcoran agents Deborah Rieders and Tita Omeze represented the listing.

The second highest-priced contract involved a townhouse at 232 Bergen Street in Boerum Hill with an asking price close to $7 million. This gut-renovated home covers about 4,500 square feet with five bedrooms and five full bathrooms. The parlor floor features oversized floor-to-ceiling windows on both sides of the house as well as a bluestone deck that leads to a landscaped garden. The primary suite has a walk-through dressing area and a spa bathroom equipped with a steam shower, soaking tub, radiant heated floors, and double vanity. According to public records, the seller bought this property for $3 million in 2024 through an entity linked to developer Seth Ferman. Overall, homes put into contract last week had a median asking price of $2.5 million, spent an average of 97 days on the market before going under contract, and had an average price per square foot of $1,448.
