Brooklyn townhouse sets borough record with $32M sale

A townhouse in Brooklyn has set a new price record for the borough. Eli Gindi, part of the Gindi real estate family, sold his residence at 2126 East Fourth Street in Gravesend for $32 million, according to property records.

The buyer was Victor Hakim, CEO and founder of Choice Home Warranty. PincusCo first reported on the transaction.

Before the sale, Gindi transferred ownership of the home to an LLC and then sold shares in that corporation to Hakim. The house was built in 2006.

This transaction surpasses Brooklyn’s previous single-family home record of $25.5 million, set by a sale at 8 Montague Terrace in Brooklyn Heights in 2020.

The Gindi family originally made its fortune with Century 21 department stores and later moved into real estate. They amassed properties across Manhattan, Brooklyn, and Queens under Gindi Capital before selling much of their portfolio for $164 million in 2012. The family remains active locally and is working with Legion Investment Group on a luxury condominium project at 38 Gramercy Park North. Earlier this year, Legion and Gindi completed acquisitions needed for that development.

Eli Gindi is also facing foreclosure proceedings related to a Midtown retail building loan alongside Jeff Sutton, founder of Wharton Properties. TD Bank filed a complaint earlier this year against them and other investors regarding repayment issues.

Jeff Sutton bought his own Gravesend home nearby at 2085 East Third Street for $7 million in June.

High-value sales remain rare in this part of Brooklyn; last year Barbara and Marvin Azrak sold their Midwood property for $9 million.
