Central Park Tower leads weekly Manhattan luxury home sales

A residence at Central Park Tower secured the highest-priced contract among Manhattan’s luxury properties last week, according to Olshan Realty. The unit, 82E, was listed for $26.7 million after a reduction from its original offering price of $34.5 million. The apartment measures nearly 4,300 square feet and includes four bedrooms and four full bathrooms, with most windows providing views of Central Park.

Central Park Tower offers over 50,000 square feet of amenities such as indoor and outdoor pools, a fitness center, and a club room on the 100th floor that features a ballroom, bar, dining area, and cigar lounge. Sales are managed by an in-house Extell team led by Gabriele Tonini and Tim Rizzo in collaboration with Corcoran Sunshine Marketing Group’s Kane Manera and Janet Wang.

The building is marketed as the tallest residential structure in the world at 1,550 feet. It has recorded several closings after notable price reductions; for example, unit 84E sold for $25 million more than two years ago following similar discounts. A full-floor unit on the 116th floor closed last year for $46 million—$7 million below its last asking price—and another on the 121st floor sold for $47.5 million after lowering its price from over $65 million.

The second most expensive contract signed last week was for Unit 43S at Extell’s other development at 50 West 66th Street. That property was listed just under $24 million. The condo spans about 3,500 square feet with four bedrooms and four bathrooms; its living room features ceilings higher than 14 feet facing Central Park. Unlike Central Park Tower units that have seen significant markdowns, prices at this building have generally increased compared to their original offering plans—unit 43S initially asked just above $22 million.

Sales efforts at this location involve teams from Extell Marketing Group as well as Douglas Elliman (led by Janice Chang and Timothy Hsu) and Corcoran (headed by Beth Benalloul and Hilary Landis). Janice Chang represented the buyer in this deal.

Extell has also developed large-scale units within these buildings that have achieved some of their highest sale prices; notably Unit 41E—a six-bedroom apartment spanning approximately 7,000 square feet—closed above $46 million in December.

Amenities at both buildings include substantial recreational spaces: each offers around 50,000 square feet featuring indoor/outdoor pools along with courts for squash, basketball, pickleball and a porte-cochere entrance.

In total last week across Manhattan there were thirty-three contracts signed on homes priced at least $4 million—up from twenty-three during the previous period—with twenty-five condos leading activity alongside five co-ops, one cond-op unit and three townhouses trading hands.

For January overall in Manhattan’s luxury segment: one hundred three contracts were signed totaling approximately $885 million compared to ninety-six contracts worth about $896 million during January of the prior year.
