A home in Ditmas Park, Brooklyn has set a new neighborhood sales record after being sold for $6.25 million. The property at 1221 Albemarle Road was purchased for $250,000 above its last asking price, surpassing the previous local record of $3.8 million set by a sale at 260 Westminster Road last year.
Built in 1904, the Colonial Revival-style house retains several original features such as parquet floors, decorative moldings and woodwork, a central staircase, and stained-glass windows. The six-bedroom, three-bathroom residence also includes a bluestone patio, side garden with automatic irrigation system, two-car garage and driveway.
Additional features are found throughout the home: the living room has a wood-burning fireplace; the library is equipped with built-in bookshelves, a rolling ladder, and another fireplace. The primary suite contains a skylit bathroom with soaking tub, limestone floors, and custom sauna.
The property is located on a parkway-style road known for its freestanding Victorian homes. This design reflects Dean Alvord’s early 20th-century vision to create suburban-like communities within Brooklyn.
Comparable sales in Ditmas Park remain rare due to many century-old homes falling into disrepair. For example, a listing at 1000 Ocean Avenue has attracted attention because of its deteriorated exterior. According to Redfin data based on just two transactions, the median home price in Ditmas Park stands at $2.5 million.
Since it last changed hands for $2.4 million in 2019, 1221 Albemarle Road has undergone several renovations including restoration of cedar siding and trim, installation of a new cedar roof and rebuilt porch matching the original design. System upgrades include in-floor radiant heating, central air conditioning, new wastewater system and boiler.
The property was initially listed for $6.5 million in May 2025.
“There has been a steady appreciation of home values during that time, but I’ve always felt the values should be higher given what the neighborhood offers,” Compass’ Laura Rozos said in a statement.
The location is near another notable Victorian mansion previously owned by actor Michelle Williams who bought it for $2.5 million in 2015 before transferring ownership to author Jonathan Safran Foer; that property was listed for rent last year at $35,000 per month.
