Guggenheim Partners and Salesforce lead major NYC office leases in September

September saw significant activity in New York City’s office leasing market, with the top four leases totaling over one million square feet of space. Financial services, technology, banking, and city agencies were among the key sectors involved in these transactions.

Guggenheim Partners renewed and expanded its lease in a Grand Central building for 17 years, increasing its footprint by 33 percent. Peter Hennessy of Savills and Ben Azulay of Bradford Allen represented Guggenheim Partners. The landlord, Munich Re, was represented by Frank Doyle, David Kleiner, and Carlee Palmer of JLL.

Salesforce signed a renewal and expansion at its namesake Times Square building. The company secured an additional 71,000 square feet to support its new agentic AI platform called Agentforce. CBRE represented both Salesforce and the landlord, La Caisse.

A Toronto-based bank relocated to a Plaza District building from its previous offices at 250 Vesey Street. Michael Geoghegan, Ramneek Rikhy, and Eric Thomas of CBRE acted for the tenant. Brookfield Properties’ Mikael Nahmias, Dan Roberts, Andrew Dunn, along with Howard Fiddle, Peter Turchin, John Maher (all from CBRE), represented the landlord.

The Bank of New York subleased nearly 200,000 square feet in a Financial District property owned by The Durst Organization and the Port Authority of New York and New Jersey. JLL represented the tenant; Scott Gottlieb of CBRE represented Conde Nast as sublandlord.

New York’s Department of Citywide Administrative Services signed a lease for the Department for the Aging in a Financial District building owned by Alexander Rovt.

A law firm leased space in a Times Square building with Andrew Coe of JLL representing the tenant. Tom Bow, Rocco Romeo, and Nora Caliban from the Durst Organization handled matters for the landlord.

A digital product engineering firm moved from a sublease to a direct deal in a Financial District property. Sinclair Li, Peter Shikar, Connor DeSimone (CBRE) represented the tenant; Tanya Grimaldo, Jonathan Tootell, Giannina Brancato (L&L Holding Company) worked for the landlord.

A marketing firm agreed to a 10-year lease in a Flatiron building. Colliers’ Michael Joseph and Aidan Campbell acted for the tenant; Alyssa Zahler and Jarad Winter from Two Trees Management were in-house representatives for the landlord.

A nonprofit organization renewed and expanded its Garment District lease for another decade. Brad Armstrong and Joseph McLaughlin (Vestian) represented the tenant; Matthew Mandell (GFP Real Estate) worked on behalf of the landlord.

Finally, a staffing company signed a 10-year lease in a Plaza District property. Justin Haber and Kyle Riker (JLL) advised the tenant; Michael Lenchner and Jack Brennan (Sage), along with Frank Doyle, David Kleiner and Michael Pallas (JLL), were on hand for the landlord.
