Newly built Carroll Gardens townhouse leads Brooklyn luxury contracts

A newly built townhouse in Carroll Gardens led Brooklyn’s luxury real estate market last week, with an asking price of $8 million. The property was the most expensive among 20 contracts signed for homes listed at $2 million or more between August 18 and August 24, according to Compass’ weekly report.

The total value of contracts signed during the week reached $67 million, which is a decrease from the previous week’s $83 million across the same number of deals. However, this figure is higher than the $48 million recorded during the same period last year.

The townhouse at 405 Sackett Street covers 4,500 square feet over four floors and includes six bedrooms and four bathrooms. The seller is Ruben Damaghi, a developer known for projects in Brownstone Brooklyn.

Features of the home include a parlor level with a marble mantle and ethanol fireplace in the sitting room, as well as a chef’s kitchen. The garden level offers a great room with double-height ceilings, a custom wet bar, and access to a landscaped garden equipped with an outdoor kitchen. The third floor contains the primary suite with a walk-in closet and bathroom featuring a marble shower room and heated floors. There is also a roof terrace that provides skyline views. Valet parking will be available for two years.

Douglas Elliman agents Alexander Maroni and Jack Chiu managed the listing.

The second highest contract last week was for 29 Lefferts Place in Clinton Hill, listed at $6.25 million. This townhouse spans nearly 5,800 square feet with six bedrooms and four full bathrooms. It features a private garden measuring 37 feet and access to a two-story garage.

Additional amenities include parlor-level ceilings over 11 feet high, white oak herringbone floors, and a living room with a wood-burning fireplace. The primary suite occupies an entire floor and comes with its own walk-in closet as well as an en-suite bathroom equipped with double vanity sinks, soaking tub, and glass-enclosed shower.

For all homes entering contract last week in Brooklyn’s luxury segment, the average price per square foot was $1,500 while the median asking price stood at $2.75 million.
