Park Slope townhouse sets potential sales record amid rising Brooklyn luxury contracts

Two townhouses in Brooklyn asking more than $10 million each found buyers last week, according to a report from Compass. The most expensive was a 6,500-square-foot home in Park Slope that went into contract at an asking price of $14.5 million. This property had been the neighborhood’s priciest listing when it entered contract and was among 20 homes with contracts signed between August 11 and August 18 on properties listed for at least $2 million.

The total value of these contracts reached $83 million, an increase from the previous week’s $59 million.

The Park Slope townhouse first appeared on the market in May 2024 with Brown Harris Stevens at an initial price of $18 million. Sellers Jeanne and Dennis Masel reduced the price several times: first to $17 million, then re-listed with Compass’ Tim Malone at $16.5 million in April, and finally dropped it to $14.5 million by late May.

If the home sells for its latest asking price, it will set a new record for Park Slope’s most expensive townhouse sale. The current record is held by 53 Prospect Park West, which sold for $13.5 million in December 2023 after originally being listed for $30 million in 2021.

Located at 535 1st Street, the five-story residence has five bedrooms and three bathrooms. The Masels purchased it for nearly $6 million in 2007 and began a four-year renovation with Leroy Street Studio starting in 2018. Features include a chef’s kitchen with an 18-foot marble island, a sunken den with gas fireplace and garden access on the garden level, as well as a living room with another gas fireplace, an open library overlooking the backyard, and a private screening room on the parlor level. The third floor houses the primary suite with walk-in dressing room, private terrace, and en-suite bathroom; additional living space on the top floor includes retractable glass walls opening onto two terraces.

The second highest-priced contract last week was for a Cobble Hill townhouse at 57 Wyckoff Street, which sold off-market for $10.45 million according to public records. This five-story building spans 6,000 square feet and features five bedrooms, four full bathrooms, a large back garden, and a hot tub on its roof deck. It previously sold for $9.4 million in 2022 after being listed at $14 million in 2021.

Serhant agents Ravi Kantha and Cameron LeCates represented the listing; Douglas Elliman’s Aran Scott brought the buyer.

In total last week there were eight condo contracts signed along with twelve house contracts; together they had a median asking price of $3 million and an average price per square foot of $1,494.
