Scale AI signs major sublease at One World Trade Center

San Francisco-based artificial intelligence company Scale AI has signed a sublease for 80,000 square feet at 1 World Trade Center in Manhattan, according to a report by the Commercial Observer. The company will occupy space previously leased by Wunderkind, an AI-driven marketing service.

Scale AI is relocating from its current 27,000-square-foot office at 218 West 18th Street. The move, scheduled for early next year, will allow the company to more than double its in-office workforce in Manhattan.

The sublease covers the 74th and 75th floors of the Financial District tower. The asking rent was $65 per square foot, with the agreement set to run until early 2030. CBRE’s Eddie Sisca and David Opper represented Scale AI in the transaction. Savills’ Scott Bogetti and Will Joumas, along with CBRE’s David Hollander, represented Wunderkind.

No parties involved in the sublease or building ownership commented on the deal.

1 World Trade Center is co-owned by The Durst Organization and the Port Authority of New York and New Jersey. The building has more than 100 stories and covers a total area of 3.1 million square feet.

Earlier this year, Durst began marketing the 89th and 90th floors to office tenants for the first time, seeking rents around $160 per square foot for these upper floors.

Last month, The Bank of New York agreed to sublease 192,000 square feet from Conde Nast at 1 World Trade Center while it renovates its headquarters at 240 Greenwich Avenue.

In a separate deal last year, Scale AI agreed to sublease between 170,000 and 180,000 square feet at 650 Townsend Street in San Francisco.
